Trees have been pruned back and work will begin to remove the concrete and tarmac, thereby reducing the ground to base level. This should last for between 6 and 8 weeks, with groundworks ideally following towards the end of the year.
The overall objective is for the timber frames to be delivered towards the end of the first quarter of the year. Then the external trades – including bricklayers and roofers – will move on to the site, followed by the internal trades – plumbers, carpenters and electricians – later in the spring.
The development sequence on site includes:
- site clearance
- erecting the timber frames
- making the show home ready
- completion of all homes.
There should be no construction vehicles using either Vicarage Lane or Sacombe Road, with the details of the traffic management plan below.
All deliveries and site traffic must follow the designated route, as approved by the planning authority:
- Arrive from the north or south on the A119
- Turn into Bullsmill Lane – and then turn right into the former quarry haul road
- Drive through the nature reserve car park to access the site from the south
- All vehicles must leave site in forward gear (vehicles can be turned on site)
- Vehicles must follow the same route (in reverse) to leave the site
- A banksman will meet larger vehicles at the point of entrance on to the trunk road
- In line with the planning permission, the approved wheel wash facilities will be installed on
site before the start of the remaining construction and demolition works commence - Car park arrangements to be confirmed with HMWT, including existing car park and gate
access.
There will be designated pedestrian crossings between the Staff Welfare Area and the site, which will
be clearly marked and signed. Pedestrians should only use these points.
All deliveries should be booked in with the Site Manager 24 hrs prior to arrival.
High Viz and PPE must be worn on site at all times.
All drivers will be advised of the following procedures to keep the surrounding roads clean:
- All mud and debris will be cleared from all trafficked areas as and when required, to minimise
the potential for vehicles exiting the site depositing any debris on the roads - Departing vehicles will be visually inspected before leaving site to make sure they are not
carrying any debris on to the public highway - All vehicles will be washed clean of mud and debris – using a power hose – before moving on
to the public highway - A wheel wash will be installed at the end of the haul road, before entering the main highway
(Bullsmill Lane) - A mechanical sweeper will be available to clear up any debris from the
